How the quote is built

A site walk takes 30 minutes. We measure what comes out, check what it is made of, find the route to the bin and note the permit path. The written quote lists each of those as its own line.

Photos work for smaller jobs: a kitchen, a bathroom, a deck, a shed. Mention them in the notes and we send you an address for them.

Asbestos survey, hazardous materials and structural engineering are quoted separately after the walk.

What sets the price

Six things set the number.

No calculator on this site. Every job is priced from a site walk or photos, and these are the things we look at when we walk it.

What comes out01

A kitchen, a basement, a bearing wall or the whole house. Each is its own line, and the square footage of it sets the start.

How it is built02

Plaster and lath, tile on a mortar bed, block, poured concrete or rubble stone. Heavier material means more labour and more bins.

Storeys and access03

Every floor above grade and every hand-carry to the curb adds hours. A driveway beside the door takes them off.

Bin count and tipping04

Bins fill by weight before they look full. Concrete, tile and plaster fill them fastest. The count is a line on the quote.

Permits and surveys05

A full tear-down needs a demolition permit. A building from before 1990 needs a designated-substances survey first. We tell you which applies.

Disconnects06

Gas, hydro and water isolated by licensed trades before the first cut, with Ontario One Call locates on every dig.
