South Mississauga is 1950s and 1960s houses on 60 to 100 foot lots that builders replace; the northern subdivisions are 1980s and 1990s homes owners renovate. That tells us how much of what we will find is drywall and truss and how much is panelling, plaster and glued-down tile. Wide lots south of the QEW take a full excavator and two bins at once; the newer subdivisions have double driveways that hold a bin easily. The stair is sealed, upstairs floors are protected, and framing, ceilings and flooring go out to a 20 yard bin while the furnace and panel stay untouched.

Permits in Mississauga

Paper first.

A non-structural basement strip-out usually needs no permit; the finish or second unit that follows does, and a new foundation cut needs an engineer. The City of Mississauga issues the permit; Peel Region is the upper tier and does not.

  • Pre-1990 houses: vermiculite insulation, floor tile and duct tape can contain asbestos. A designated-substances survey comes first (O. Reg. 278/05).
