Retail and office strip-outs.
A retail or office strip-out is measured in nights. The lease ends on a date, the landlord wants base building back, or the new tenant wants their fit-out to start Monday, and the work has to happen without the neighbours noticing. We strip the space to the demising walls and the base building services, with the fire system isolated properly and the elevator protected, and we leave it broom clean with the landlord's checklist signed.

The number comes from the tenant manual and a site walk. After-hours work, tight loading windows and heavy millwork move it.
Paper first.
- A strip-out to base building usually needs no demolition permit. The fit-out that follows needs a building permit and the landlord's approval.
- Any structural removal needs a building permit and an engineer's drawing.
- Buildings from before 1990 need a designated-substances survey before work starts (O. Reg. 278/05).
- Landlord requirements: insurance certificates, WSIB clearance, protection of common areas. We supply all three.
The plates on every truck: WSIB, insurance, demolition permits, asbestos survey, utility locates, crew training.
That is the whole job. Give us the date and the tenant manual and we schedule nights and weekends to hit it.
The structure, the demising walls, the base building mechanical and electrical, and whatever the lease says the tenant must return. Everything the tenant added comes out.
We coordinate isolation with building operations and the monitoring company before any ceiling work, and it is restored at the end of every shift.
Anything you or the next tenant want to keep is set aside. The rest is sorted: metal for scrap, clean wood chipped, mixed to transfer.
