Basement demolition in Oakville
Most basement demolition is undoing a previous owner's weekend, back to the slab and the foundation walls. Full tear-downs south of the QEW, basements and kitchens north of it, and pool removals on the estate lots.

South Oakville is 1950s and 1960s houses on 75 to 100 foot lots bought for the land; North Oakville is newer subdivisions renovated inside. That tells us how much of what we will find is drywall and truss and how much is panelling, plaster and glued-down tile. Wide southern lots take a full excavator, but protected trees and heritage districts shape where the machine can go. The stair is sealed, upstairs floors are protected, and framing, ceilings and flooring go out to a 20 yard bin while the furnace and panel stay untouched.

A non-structural basement strip-out usually needs no permit; the finish or second unit that follows does, and a new foundation cut needs an engineer. The Town of Oakville issues the permit; heritage district addresses go through heritage review, and protected trees need their own permit.

- Pre-1990 houses: vermiculite insulation, floor tile and duct tape can contain asbestos. A designated-substances survey comes first (O. Reg. 278/05).

Oakville's tree bylaw protects large private trees. We fence them to the drip line and route the machine around them. Removal of a protected tree needs a Town permit, separate from ours.
